What we pass on

We respect brokers' time. If a deal has any of these characteristics, it's very likely not for us.

How we transact

Three steps. No committee theater.

STEP 01

Review

Send the deal. We read every submission. Initial response within 24 hours with a clear yes, no, or request for more information.

STEP 02

Offer

If we pursue, we'll send an offer within 72 hours. In-house underwriting, no outside analysts to wait on.

STEP 03

Close

Target 30–60 days to close. Relationship lenders. No re-trades without a documented reason. We cover buy-side broker commissions.

Questions brokers ask

Short answers.

Do you pay broker commissions?

Yes. We make sure our brokers are covered. We'll ensure you are paid a market-rate commission at close.

Will you sign an NDA on off-market deals?

Yes, we're comfortable signing reasonable NDAs. We don't shop off-market deals or share them outside the deal team.

Do you re-trade?

Only with a documented reason — material physical, environmental, or title issue found in diligence. We price the deal at LOI with our best information.

How much earnest money do you post?

Market, structured against diligence and financing milestones. We can structure hard money after a reasonable due-diligence period.

Who underwrites?

We do, in-house. You'll be working directly with decision-makers, not a chain of analysts and gatekeepers.
