Asset type

Small bay, mid bay, IOS

Industrial product across the spectrum, including industrial outdoor storage. Multi tenant or single tenant. Functional over trophy.

Deal size

$1M to $25M+

Single assets and portfolios are welcome, and we will consider larger opportunities when the fundamentals are compelling.

Geography

Southeast, Florida, Texas & Midwest

We focus on primary and secondary MSAs within markets we know well.

Physical profile

Up to 250,000 SF

Dock high or grade level loading. Single tenant or multi tenant configurations, with truck court and parking functional for current use.

Deal type

Value add

Vacancy, rollover, deferred maintenance, repositioning, and below market rents are all within scope; we are comfortable underwriting the work.

What we pass on

What we usually pass on.

We respect brokers' time. If a deal has any of these characteristics, it is very likely not for us.

  • Ground up development
  • Cold storage or heavy manufacturing specialty assets
  • Primarily retail or office repositioning plays
  • Class A, institutional, or trophy big box assets
  • Markets outside our footprint
  • Environmental exposure we cannot reasonably scope
  • Title or structure issues without a clear path to resolution
How we transact

Three steps. No committee theater.

STEP 01

Review

Send the deal. We read every submission. Initial response within 24 hours with a clear yes, no, or request for more information.

STEP 02

Offer

If a deal is a fit, we can issue a priced offer within 72 hours. We underwrite in house, so you are not waiting on outside analysts.

STEP 03

Close

Our target timeline is 30 to 60 days to close, supported by relationship lenders. We do not retrade without a documented reason, and we cover buy side broker commissions.

Questions brokers ask

Do you pay broker commissions?

Yes. Procuring brokers are paid a market rate commission at close.

Will you sign an NDA on off market deals?

Yes. We sign reasonable NDAs and do not shop off market deals outside the deal team.

Do you retrade deals?

Only with a documented reason. a material physical, environmental, or title issue found in diligence. We price the deal at LOI with our best information.

How much earnest money do you post?

Market, structured against diligence and financing milestones. We can structure hard money after a reasonable due diligence period.

Who underwrites?

We do, in house. You'll be working directly with decision makers, not a chain of analysts and gatekeepers.
