Steady cash yield, measured value creation, and prudent use of debt. We exit when an asset hits its plan and the market supports a sale.

Questions accredited investors ask.

Am I qualified to invest?

Our offerings are available to accredited investors as defined by the SEC — generally, individuals with over $1M in net worth (excluding primary residence) or $200,000 in annual income ($300,000 for couples), and qualifying institutions. We verify accreditation at subscription.

What's the minimum investment?

$50,000 per opportunity. Many of our investors scale their commitments over time as the relationship builds.

How is my investment returned?

Most assets produce quarterly cash distributions during the hold, with additional value typically realized at refinance or sale. Target returns are communicated at the opportunity level.

How often will I hear from you?

Quarterly written updates on the portfolio and your specific investments, plus an annual K-1 for tax reporting. We're available by phone or email in between.

Is my capital liquid?

Private real estate is illiquid. Investors should be prepared to hold through the business plan. We communicate realistic hold expectations up front.

Can I visit properties?

Yes. We encourage it. Knowing the buildings and the tenants is the most honest way to understand what you own.
